Start with the office and the term
A headline rental figure only becomes meaningful when you know the space it covers, the length of the agreement and the payment schedule. Compare offices that genuinely fit your team. A lower price may be less useful if the layout cannot accommodate your daily work or client visits.
Ask each provider to identify the office or layout, the agreed term, the proposed start date and any conditions attached to an offer. Availability and quotations can change, so keep a dated copy of the terms you are comparing.
Separate included and additional costs
| Cost to check | Question to ask |
|---|---|
| Rent and payment plan | What is the total commitment and when is each payment due? |
| Utilities and connectivity | Which services are included, and are there limits or add-ons? |
| Deposit and other charges | What is payable upfront, and what are the return conditions? |
| Parking | Is an allocated space included, or is parking charged separately? |
| Meeting rooms | Is there an allowance, and what applies beyond it? |
| Business support | Which administrative or PRO services are separate? |
| Taxes and fees | Are all applicable taxes and mandatory charges shown? |
Consider the cost of getting started
Furnished offices may reduce the number of things you need to arrange before moving, but you should still check the inventory. Ask whether the proposed layout includes the desks, seating and storage you expect. Confirm any installation, extra furniture or equipment requirements in advance.
Time also matters. Compare the work involved in arranging connectivity, preparing a room, coordinating suppliers and dealing with ongoing facilities. A managed package may simplify these tasks, but the value depends on the services you actually need.
Review changes, renewal and exit terms
Ask what happens if your business grows, needs a different layout or wants to leave early. Check notice periods, renewal arrangements, deposit conditions and any reinstatement requirements in the proposed agreement. These questions are easier to resolve before signing.
